Money is fungible. As long as it is coming from the same entity, LDS Inc in this case, it doesn’t matter which pocket it comes out of.
That’s why all the Canadian tithing that is “donated” to BYU is effectively going to church headquarters. If Canadian money pays a fat chunk of BYU expenses, that means that LDS Inc does not need to spend that amount on BYU from its other pockets.

Don't forget the scam they are running through AU. They have to "donate" a lot of the money so AU is used to donate most the money for the whole organization.

Exactly! The endless talk about things not coming from "tithing funds" is just misdirection.
The instant the tithes are in the coffers they are whatever the Morg wants them to be. Presto chango... no longer "tithing funds".
Think about it: every cent that ever crossed their balance sheet was given by someone. And given because the giver believed that TCOJCOLDS a church, not a for-profit corporation. Who "invests" in an entity that never gives anything back? ROI = 0! People GIVE because they want to (or feel like they have to), because it's a church. (except that it's not a church, but that's a different story).
I'm guessing they try to milk all the extra money they can from the local community getting the temple before they would hit investments.
Back in the day, there used to be fund raising and building fund on top of tithing. Who knows how they've arranged it now as BoJ point out. The end result is that the believers keep forking out money and the investments keep growing.
Especially strange is how they replace the carpet like every two years, and its the good stuff thats at least $5.99 a sft, instead of the bargain $1.29 sitting at home depot on the rollers. Must cost a fortune for a 85,000 sft building.
